Foundation inspection includes reports of signs of abnormal or harmful water penetration into the building or signs of harmful or abnormal condensation on foundation components. Inspector checks for signs of critter infestation, holes in foundation walls, evidence of water intrusion, settlement cracks, fungus growth, crawl space integrity, mortar joint cracks, foundation cracking and presence of wood supports in direct contact with soil. In addition, the support systems are inspected to assure footing or structural supports are present and meet code requirements. Vapor barriers are examined to determine effectiveness (overlapping) and integrity of seals (gluing and taping) and efficiency of coverage. Foundation walls, piers and columns are also examined for stability and structural soundness. The floor decking and ceiling joists/trusses are examined for structural soundness.
