Residential and Commercial Property Inspections
Inspection Wizards abides by the InterNACHI Standards of Practice and Code of Ethics. All inspections scheduled Monday through Saturday involve two inspectors to make sure no detail goes unnoticed and to test systems that require two people to accurately inspect them.

We recommend scheduling a Pre-Listing or Seller’s inspection before putting your property on the market to identify any defects that might require repairs prior to potential buyers having their own inspection performed. Making these corrections and improvements before listing the property can speed up the closing process with the buyer and increase your chances of receiving your asking price.
It is important to evaluate the condition of newly constructed buildings before purchasing one. Although they seem to be a safe investment, there are many people with different specialties involved in building any new structure. A mistake anywhere along the way can leave a property with defects that can be expensive to correct down the line. A New Construction Inspection prior to final walkthrough with the contractor can identify issues with poor materials or poor workmanship so that the issues can be resolved before turning into bigger problems.
New Construction Phase Inspections
A New Construction Phase Inspection evaluates and reports on the ongoing process of building a new structure. Our Phase Inspections occur at four points during the construction: Pre-sheetrock, Post-sheetrock, Blue Tape, and Final Inspection. By examining the work as it occurs, we can identify potential issues before they are covered up.
11th Month/Builder’s Warranty Inspections
Contractors often provide a one-year warranty against defects for certain materials and work. We recommend an inspection before this warranty on new construction expires, so we can verify that no issues have arisen in the time since the final walkthrough. This inspection allows owners to avoid bearing the financial burden of expensive repairs by having the builder correct any defects still covered under the warranty.
Loan Draw Inspections
Our Loan Draw Inspections allow lenders to make sure that the construction is in line with the terms agreed upon when the loan was issued. We evaluate the materials and adherence to the original timeline. This mitigates the lender’s risk and ensures that the construction is taking place in a way that complies with the loan’s conditions and prevents interruption of the work.
During a Re-Inspection, we evaluate any repairs made to items on the repair addendum. This follow-up ensures that the initial issues were corrected with a high quality of workmanship. We provide our Re-Inspections free of charge and update your report with our findings.
Mold Inspections / Testing and Removal
Our Mold Inspections test for the presence of a threat that is difficult to detect. By having our inspectors evaluate your property, you will be alerted to the presence of mold and can therefore correctly perform the necessary clean up before mold spreads and causes further harm.
